One Tree Hill Road, Guildford, GU4

A stunning family home located in a desirable location, between town and countryside.

St Martha’s Lodge is a generously proportioned house, built we understand around 1919, and offers versatile accommodation over three floors. The house has been the subject of extensive and exhaustive renovation works in recent years, and now offers beautifully presented accommodation that still retains plenty of character. Features of note include the superb kitchen/breakfast room with doors out on to the rear garden, the sitting room which enjoys picturesque views of the garden and adjoining fields, and the master bedroom suite with its dramatic high ceilings, large windows, and excellent en-suite. Additional accommodation includes three bedrooms, two bathrooms, a study area and a utility/boot room. Outside, the property has a private graveled driveway and a single detached garage.

Planning permission was granted in 2015 and has subsequently lapsed and included a large ground floor extension to the kitchen, providing a large dining and family area. When the house was refurbished, provision was made to the electrics and heating in the current kitchen. The programme of works undertaken at St Martha’s Lodge includes, but is not restricted to, the provision of a new roof, new tile-hung elevations, new windows throughout, partial re-wiring and new underfloor heating to the ground floor, a new septic tank has been added and considerable landscaping to both the front and rear of the house. The current owners have also carried out considerable redecorating and the property is exquisitely presented.

St Martha’s Lodge is set in an enviable position on the edge of both Merrow and Pewley Downs, which offer wonderful countryside for walking, cycling and riding, much of which is protected as an Area of Outstanding Natural Beauty. The scenic views at Newlands Corner are a short walk away, as is the pretty church dating back in part to the 12th century, which sits on top of St Martha’s Hill. Guildford’s Upper High Street lies just over a mile away, with its array of shops, boutiques and restaurants, as well as both rail stations.

There are a number of first-class schools in the town, including Guildford High School for Girls, The Royal Grammar School, Tormead and Lanesborough Schools, as well as those further afield. The state sector is also very well catered for, including  George Abbot, St Peter’s Catholic School and Guildford County School.
