“What I love most about this house is the versatility. The layout works easily day to day, with bonus space that adapts well to modern living” Iwan Hall — Chantries & Pewleys
This period home offers a practical, well-considered layout arranged over three levels, with a balance of character and flexibility that suits modern life as well as tremendous development potential (STPP). The ground floor is centred around two comfortable reception rooms, both similar in scale and ideal for everyday living, working from home or hosting more informally. The spaces feel connected without being open-plan, giving each room its own purpose.
To the rear, the kitchen sits neatly alongside the living space and works well for daily use, with room for essential storage and food preparation. The ground floor is complimented by a family bathroom.
Upstairs, the first floor provides two well-sized double bedrooms, both enjoying good natural light and proportions. The converted basement adds valuable additional space — ideal as a home office, snug, hobby room or occasional guest area — and is a real asset for buyers looking for adaptability beyond the main accommodation.
Set within a settled residential road, the house offers a sense of calm while remaining within easy reach of Guildford’s amenities and transport links. This is a home that uses its space well and offers flexibility to grow into.
