Christmas Pie Avenue, Normandy, GU3

Set in a quiet road in ever popular semi-rural Normandy, a chalet bungalow perfectly positioned with pretty views both front and rear. The gardens, it has to be said,
are beautiful, yet designed to be easy to care for, with two useful sheds.

The house is light, thanks to its large windows, yet economical to run, with an EPC rating of C.  Adjacent to the kitchen is a well-appointed study, with fitted shelves and cupboards. This room could be also used as a dining room or an additional bedroom. Upstairs there are two double bedrooms and a family bathroom. A feature of the property is that every room provides ample storage: there is a large understairs cupboard, fitted cupboards in the living room and lots of floor space in the four eaves cupboards, as well as a built-in wardrobe and a useful airing cupboard.

Normandy lies beside an Area of Outstanding Natural Beauty and this summer will see the opening of its village shop and café, expected to be very popular. It is conveniently situated between Farnham and Guildford and is in easy reach of Godalming and Woking. The house is well positioned for swift connections with the A3, and also with the M3, both giving fast access to London, the West Country and the motorway network via the M25, as well as both Heathrow and Gatwick airports.

Wanborough Station is a short walk, connecting to Guildford’s mainline service to London in six minutes, with journey times into Waterloo from 35 minutes.
In the local area there at least a dozen footpaths for walks and bike rides in the beautiful
surrounding countryside, and wider afield a number of good schools, both state and private.
