A four bedroom, Grade II-listed character home dating from the late 18th century, situated in the
sought-after village of Shalford, looking out over St Mary’s Church. The property offers well presented, generously proportioned, family space inside and out, whilst being within walking distance of Guildford and Shalford stations.
A covered entrance porch with glazed fanlight leads via the original sturdy front door into a generous central entrance hall with stairs to the first floor. The hallway features antique pine doors, architraves and staircase with doors leading from the entrance hall to the principal rooms. At the end of the hallway is a cloakroom with shower, whilst a door under the stairs opens to steps leading down to a useful storage cellar/workshop. There is an alarm system as well as a Honeywell Evo zoned heating system and network cabling.
At the front of the house is a well-proportioned living room with wood burning stove with built-in cupboards to either side and a view via secondary glazed leaded light windows to the front aspect. Across the hall there is an equally sized dining room, again with view to the front aspect, fireplace recess and connecting door to the kitchen/ breakfast room and the study. The study (which has been used as an additional double bedroom) is situated at the front of the property and benefits from (electric) under floor heating and what was the old door to the front is now a window.
At the back of the house there is a family room with wood floor, that overlooks the garden and has double doors onto the terrace. The kitchen/ breakfast room is a very good size, enhanced by its vaulted beamed ceiling with skylight. The kitchen was refitted in 2015 and comprises a one and a half bowl sink with mixer tap, water softener and filtered water tap. Quartz worktops provide ample prep space with base and eye level storage and under unit lighting.
There is a range cooker with five burner gas hob and three electric ovens with an extractor fan above. Further integrated NEFF appliances include a fridge and freezer, dishwasher, integrated bin system and space for a washing machine. Built-in cupboards provide further storage space and there is an adjoining breakfast table. The room benefits from (wet) under floor heating, a double-glazed window over the rear garden and door onto the rear terrace.
Upstairs, the first floor landing features more antique pine doors and architraves with vent for the positive input ventilation system (PIV). A loft hatch with ladder provides access to an insulated and partly boarded loft space with light. Doors lead from the landing to four bedrooms and a family bathroom. The master bedroom features an en suite shower room. Bedroom two has a cupboard housing the Worcester boiler fitted 2018 and enjoys views over the rear garden, whilst bedrooms three and four enjoy outlooks to the front. The family bathroom was refitted in 2013 and has a bath with shower over and (electric) underfloor heating.
Outside, to the front a gravel driveway provides parking for two to three cars and double gates lead to the side of the property where there is a timber garden shed and space for further storage. Adjoining the back of the house is a paved terrace with steps leading up to a long rear garden, walled on one side and fenced to the other side and rear, with shaped flower and shrub borders. There is outside power, light and water as well as a 7kw home charging point for an electric vehicle just beyond the double gates.
